Shinjuku Grand Hotel is a large-scale commercial hospitality project located in Tokyo’s Shinjuku Ward, designed as a 30-story luxury resort with a strong emphasis on spatial clarity, cultural intention, and operational efficiency. Our team of 5 is guided by the Japanese concept of 間 (ma), the space in between, which informed decisions at both the experiential and technical levels of the design. Rather than treating space as excess, ma was used to shape circulation, adjacencies, light, and moments of pause throughout the building.
The hotel program includes five distinct guest room accommodations, each designed to address varying levels of privacy, scale, and luxury while maintaining a cohesive material and spatial language. Public amenities include multiple food and beverage venues, a comprehensive spa and wellness center, and fitness facilities that are vertically integrated to support both guest experience and efficient circulation.
Back-of-house functions and employee spaces are strategically stacked and zoned, allowing for clear separation between guest-facing and operational areas while maintaining efficient service routes. Staff circulation, workspaces, and support areas were carefully considered to enhance workflow, comfort, and long-term functionality, reinforcing the idea that a successful hospitality environment extends beyond what guests see.
